SET-BACK REQUIREMENTS

Zoning Districts:
  • R-1 (Single-Family Dwellings)
    • Lot Size: 20,000 Square Feet minimum
    • Front Yard Set-back = 40'
    • Side Yard Set-back = 15'
    • Rear Yard Set-back = 40'
  • R-2 (Single-Family Dwellings)
    • Lot Size: 12,000 Square Feet minimum
    • Front Yard Set-back = 40'
    • Side Yard Set-back = 9'
    • Rear Yard Set-back = 30'
  • R-5 (Single-Family Dwellings)
    • Lot Size: 16,000 Square Feet minimum
    • Front Yard Set-back = 40'
    • Side Yard Set-back = 12'
    • Rear Yard Set-back = 40'
  • R-6 (Single-Family Dwellings)
    • Lot Size: 6,000 Square Feet minimum
    • Front Yard Set-back = 20'
    • Side Yard Set-back = 6'
    • Rear Yard Set-back = 25'
  • R-3 (Two-Family Dwellings)
    • Lot Size: 7,260 Square Feet minimum
    • Front Yard Set-back = 25'
    • Side Yard Set-back = 6'
    • Rear Yard Set-back = 30'
  • R-4 (Two-Family Dwellings)
    • Lot Size: 1-3 Family Dwellings 7,200 Square Feet minimum
    • Lot Size: 4-+ Family Dwellings 2,000 Square Feet minimum
    • Front Yard Set-back = 25'
    • Side Yard Set-back = 5'
    • Rear Yard Set-back = 25'
  • B-1 (Outlying Business District)
    • Front Yard Set-back = 25'
    • Side Yard Set-back = 10'  (when adjacent to a street)
      • all other cases a side yard is not required except on the side of a lot abutting on a dwelling district
  • B-2 (Central Business District)
    • Front Yard Set-back
      • No front yard is required except where the frontage on one side of a street between two intersecting streets is partly in the B-2 Central Business District and partly in a dwelling district, in which event the front yard regulations of the dwelling district shall apply.
    • Side Yard Set-back
      • No side yard shall be required except that for dwellings the side yard regulations are the same as those in the B-1 Outlying Business Districts.
    • Rear Yard Set-back
      • The rear yard regulations for dwellings are the same as in the R-4 Multiple-Family Dwelling Districts. In all other cases a rear yard is not required except where a lot abuts upon a dwelling district, in which case there shall be a rear yard with a depth of not less than 15 feet.
  • B-3 (Restricted Business District)
    • Front Yard Set-back = 15'
      • exceptions apply
    • Side Yard Set-back = 5'
    • Rear Yard Set-back = 20'
  • I (Industrial District)
    • Front Yard Set-back
      • No front yard is required except where the frontage on one side of a street between two intersecting streets is partly in the B-2 Central Business District and partly in a dwelling district, in which event the front yard regulations of the dwelling district shall apply.
    • Side Yard Set-back
      • The side yard regulations for dwellings are the same as those in the R-4 Multiple-Family Dwelling Districts. In all other cases a side yard is not required except on the side of a lot adjoining a dwelling district, in which case there shall be a side yard of not less than ten feet.
    • Rear Yard Set-back
      • The rear yard regulations for dwellings are the same as the R-4 Multiple-Family Dwelling Districts. In all other cases a rear yard is not required except where a lot abuts upon a dwelling district, in which case there shall be a rear yard of not less than 20 feet.

 

Note: Set-back is measured from your property line to house for each set-back requirement.

Note: Exceptions permitted for lots of record prior to adoption of Zoning Ordinance.

Note: Unattached accessory building the side yard and rear yard set-back requirement is 3 feet minimum.

Note: Mobile Homes Are Not permitted even by special use in R-1, R-2, R-5 or R-6 districts.
